The latest addition to the development in London’s Docklands is a symbolic milestone as it completes the development of the original Canary Wharf masterplan.
Work on the new tower at 25 Churchill Place is set to start after a deal was signed to pre-let half the building to the European Medicines Agency. EMA has agreed to take the first nine floors, covering 250,000 sq ft of the 500,000 sq ft available.
In accordance with Canary Wharf Group's development strategy, the building's substructure has already been completed but was mothballed after previous attempts to find a tenant fell through. Canary Wharf owner Songbird Estates has announced that work on the tower will begin in the fourth quarter of 2011.
Songbird said that 25 Churchill Place will be one of the most energy efficient office buildings on the Canary Wharf Estate to date. Environmental features will include elevators that store and reuse energy elsewhere in the building, the latest ultra-efficient air-conditioning equipment that recycles the energy from exhaust air and photo voltaic cells to generate energy from the sun's rays. 25 Churchill Place has been designed to achieve an 'excellent' BREEAM environmental performance rating and an Energy Performance Certificate (EPC) rating of 40 or better.
Õ¥Ö¼§ of the shell and core and fit-out will be undertaken by Canary Wharf Group. The architect is Kohn Pederson Fox Associates.
Potential tenants previously associated with the last remaining plot on the original masterplan include Aon Corporation and News International.
