The plan is to demolish an existing building at 20 Guilford Street in London, next to Great Ormond Street Hospital and replace it with a new ‘cutting edge state-of-the-art’ research centre with laboratories and offices. The site is already owned by the charity.
The budget construction cost for the 8,000-9,000 sq m gross building is in the range of £30m-£35m excluding professional fees, contingency, surveys, FF&E, client costs, VAT, inflation and any other costs.
Overall project cost is estimated at £66m.
Completion is targeted for April 2018.
Gardiner & Theobald is advising the client.
