Green light for next phase of Longbridge Technology Park

14 Nov 11 Plans for the next 21,000 sq ft office building at St. Modwen’s £100 million Longbridge Technology Park have been given the green light by Birmingham City Council’s Planning Committee.

Three Devon Way is a Grade A, three storey office building that has been planned to form the next phase of the successful Technology Park. The building is expected to be awarded a BREEAM ‘very good’ rating when completed. 

Mike Murray, senior development surveyor for St. Modwen, said: “Three Devon Way will form part of the next phase of the Technology Park to help meet future demand. The success of both the Innovation Centre and Two Devon Way has put Longbridge Technology Park on the map as a prime location for technology-led businesses.” 

The Innovation Centre is home to 40 business employing approximately 240 people, while neighbouring Two Devon Way is 80 per cent let following a recent letting to UK electronics design consultancy Bytesnap. The company is one of a number of businesses who have relocated from the start up suites in the Innovation Centre to occupy more office space at Two Devon Way.

Longbridge Technology Park, situated off the A38 Bristol Road, is one of the first phases of the £1bn mixed use Longbridge scheme. Ithas been designed specifically to attract a nucleus of high technology businesses to Longbridge.  The area is served by excellent public transport links, with Longbridge Train Station within short walking distance.  Birmingham city centre is eight miles away and the M5 (junction 4) and M42 (junction 2) motorways are three miles away. 

St. Modwen has invested over £85 million at Longbridge since acquiring the 468 acre site in 2003. In addition to the Innovation Centre and Two Devon Way, this investment to date has created two new industrial units at the Cofton Centre, the £66 million Bournville College, which opened in September 2011; 113 new homes which are currently being built on Lickey Road; the new £5m ‘Myplace’ youth centre which is currently under construction; and work will shortly commence on the £70 million Longbridge town centre which will be home to a new Sainsbury’s foodstore.
